House extension & Garden Room

Work has been completed at a large private house in the Surrey Hills. The house is located within an Area of Outstanding Natural Beauty and although the house was extended in the 1970s, the proposals take advantage of the changes to the Permitted Development Planning Laws introduced in October 2008.

The amendments to the Town & Country Planning Act 1990 relaxed regulations on permitted development of dwelling houses and, prior to this, the proposed extensions and additions would not have been permissible.

The works comprised of the refurbishment of the existing accommodation, construction of a large ground floor rear extension and the construction of a garden room. The garden room is partially submerged within the sloping site and has a planted roof and glazed wall to take advantage of views to the south. It contains a gymnasium and leisure facilities.
